Right now, quality homes from $250,000 to $500,000 price range are moving very quickly! Some literally within a matter of hours.
At the same time, there are a number of homes that are sitting on the market for a lot longer. Why? Trust me…before you make a serious offer you want to know.
Very recent case history:
My client was ready to make an offer, that day. I asked him to hold off for a bit. I had noted that the property had been on the market for over six months…in 2021! Seriously? There had to be a issue. It was initially listed for $425,000 and considering the National Association of Realtors valuation was less than $250,000 in 2020. Six months later the listing real estate agent was still holding at $425,000. Of course, there is no way to determine how many offers had been put on the property. However, during our initial review of the property and walk through the neighborhood, talking to neighbors can make all the difference in the world, we learned some interesting facts. The property had been rented for over a decade and several years ago had been subject to flooding so severe.

With online sources today, you can do a lot of home shopping on your own, I get that. In fact, to determine the general area or area's where you want to buy, I know online shopping is great. But when you really want to get the home you are going to love. That's where I come in. I preview homes as quickly as they come on the market and let you know what I’ve found. If it matches your criteria, I coordinate with you, and set an appointment for you to see the home as quickly as possible.
