Wednesday Duncan

In 2004 when I first became a licensed real estate agent, I did so because I love homes. Visiting them, driving by them, and making them. Every home has it own distinct nature and I am fascinated by that fact. For me real estate was the perfect choice. No matter how many years I have been in this business, I still love to drive through our local neighborhoods, taking in the amazing range of homes, properties, and locations.

When it comes time for you to sell or buy a home, I hope you are working with a real estate professional who really loves homes! The kind that will help you make the best decisions and have a great experience.

Of course, I would love to help you!

I have lived and worked in Fishers, Carmel, and both on the east side of downtown and a bit farther out near New Palestine.

I am a member of the National Association of Realtors and the regional MLS for central Indiana MIBOR.

My focus is helping you to accomplish your real estate goals.

The probate process has its own unique challenges…

Not long ago, I was at a funeral not far from the bereaved when a “local real estate agent” walked up, handed her business cards to the surviving children and said, “Let me know if you are going to sell Sandy’s place. I can get you a really good deal!”

Seriously? I was outraged! Yes, as real estate agents, we do offer a service and that includes selling homes. But our primary service should be to our clients - not to ourselves.

It was after that experience and with the aging of many of those who have been so influential in my life that I decided to learn more and then obtained my Probate Real Estate Specialist Certification. When the time comes, I want to be a support and a help to those in need, while ensuring that they are treated with the care, concern, and respect they deserve.

Environmental Education and Awareness:

EnviroSafeStraws

I am a sponsor for my friends company EnviroSafeStraws. As a school teacher and long time advocate for the environment Missy founded a company designed to educate and raise awareness about the damage that plastics do to our environment. Part of that program is selling Stainless Steel Straws and other alternatives to plastic straws and single use plastics in general.

I have agreed to help her spread the word in California, what better location right? And together we have programs to help restaurants and local retailers offer Stainless Steel Straws to their customers. Also, we will work with various education and charitable groups so they can sell Stainless Steel Straws to raise funds.

Missy and the kids!

About

Give yourself some credit (reports)

One important back-to-basics step you can take this Financial Literacy Month (or anytime) is checking your credit report.

Your credit report has a summary of your credit history. For example, if you’ve been evicted and a landlord turns uncollected rent over to a collection agency, that might be on your credit report. Information in your credit report affects your credit score. That’s important because businesses — like insurance and phone companies — use your credit score to decide whether to give you a policy or service, and what rate to offer. And potential employers and landlords also might check your credit.

So you want to know that the information on your report is accurate. And if it’s wrong, you want to make sure someone didn’t steal your identity.

Here’s the plan:

  • Order your free credit report. Go to AnnualCreditReport.com or call 877-322-8228. Until the end of the pandemic, everyone in the U.S. can get a free credit report each week from all three national credit bureaus (Equifax, Experian, and TransUnion).

  • Read the reports carefully. Do you recognize the accounts? Do they list credit applications? Did you apply for credit at those places?

  • Spot mistakes. Fix anything that looks wrong (read more about how). But if it looks like someone else is using your credit, go to IdentityTheft.gov to report it and get a recovery plan.

  • Spot a credit repair scam. If a credit repair company asks for money up front, or tells you not to contact the credit bureaus yourself, that’s probably a scammer.

Look, it’s been a tough time, and it’s hard to get back on track. But you can take steps to rebuild your credit. Only time and a plan to pay off debt will improve your credit, but with free credit reports available every week, it’s a good time to take a small step towards recovery.
