Open House processes and strategies: 

Although Friday’s would be an opportunity to invite nearby home owners to a owners only Open House, I really think that it’s better for you to really have Friday off and get rested for the weekend of Open Houses.  

My recommendation is that you do Open Houses from 11am to 1pm because this has you starting before a lot of the competition and you can always keep the open house going longer by keeping the home owner advised (see below) and as long as folks keep showing up, you keep it open. 

Open House Selection: 

Target open houses that have value: 

They are in the correct price range. 

They are in the correct locations. 

They present well. 

Open House Preparation: 

Physical Stuff: 

Open house signs - on order 8 signs total for now. 7 to lead them to the house and one in the front yard pointing to the door.

When we have the money - putting up a lighted for sale sign (assuming its not your listing and we already have one up of course - and with permission from the listing agent) would be cool. When we get the option to do the open house, we coordinate to put up the lighted sign (assuming the listing agent isn’t using one) a few days before the open house and the neighbors will notice…

Marketing preparation: 

At least a 3 day, preferably a 5 day lead time for an Open House is important. 

Confirm that the

Flyer preparation - this is most important for the home owner and other home owners in the area proving your professionalism - not for buyers. They have all the online info they need. 

Worst case open houses: 

If it’s a great location and great price...then you are going to have traffic. But can you actually capture contact info on buyers and home owners?
